How does Neves Group find tenants?

We advertise using our website, yard signage, Zillow, Trulia, and other online sources.

How does Neves Group screen applicants?

We use credit & background checks, employment verification, landlord verification, public records, etc. as part of our screening process.  Every applicant must meet our criteria in order to be approved.

How does Neves Group handle maintenance requests?

Tenants call the Neves Group office or submit a request online via their tenant portal.  You will never receive a call from the tenant.  If the request is a regular maintenance request such as a leaky faucet, we will send one of our maintenance staff members to perform the repair.  The invoice will then be paid out of your available cash balance. If the request is a larger ticket item, such as a appliance replacement or roof repair, we will contact you with pricing options and come to an agreement as to how to proceed.

Who holds the security deposit?

Neves Group does.  We are required by law to hold security deposits in an escrow account. You are not charged management fees on security deposits.

How do I receive my funds?

Neves Group will send you the net proceeds via a monthly ACH transfer.

Do tenants pay for utilities or do I?

In most cases tenants are responsible for paying all utility bills during the term of their lease, including electricity, gas, water, sewer, and trash.  In the case of a shared bill, we will charge each tenant’s account for their portion of the bill.

What does Neves Group charge for property management services?

There is a one time start up fee of $150 for the first unit and $75 for each additional unit, plus a monthly management fee of 10% for properties in the Champaign-Urbana area and 11% for those located outside the Champaign-Urbana area.  Discounts can be considered for larger portfolios.  Management fees are applied to all forms of income collected from a tenant, except security deposits.
